Quarterly Update - March 2024
Dear residents and community members,
We’ve had a busy start to the year with some exciting updates to share with you.
Construction is now underway on the Good News Lutheran College with the school on track to open in January next year.
Adding to the education amenity at Mambourin, Aspire Childcare has announced it will be opening a centre within the Black Forest Road gateway commercial precinct in 2025.
And in other great news for kids, our 8000sqm Stage 19 Shillings Rd park is now just weeks from opening. It will bring to three the number of playgrounds and parks at Mambourin.
We’re currently finalising documentation with a preferred builder for the Mambourin Marketplace shopping centre, with works set to start mid-year for completion by next year. The centre will include a supermarket, medical services, pharmacy and 25 speciality stores including restaurants, cafes and grocers.
In terms of events, there was plenty of fun to be had last Sunday at our Easter and Holi events. Club Mambourin played host to families enjoying an Easter egg scramble, face painting, mini golf, magic shows and hot cross buns while Heidelberg Ave Park was full of colour and music for the Bolly Mambo Holi celebration.
If you missed the chance to connect with your neighbours at these events, don’t forget Food Truck Fridays, which will continue to run every second Friday of the month at Club Mambourin from 5pm to 8pm. The cuisine changes each time so it’s always worth calling in to see what’s on offer.

Earthworks for the major retail precinct in the Mambourin Town Centre are now complete. The Frasers team is now working with a preferred builder to commence construction of Mambourin Marketplace by mid-2024 for an expected mid 2025 completion. The shopping centre is proposed to include a supermarket, medical precinct, pharmacy and 25 specialty stores ranging from fresh food grocers to large restaurants, cafes and more. Mambourin Marketplace will be an industry leading 5 Star Green Star building, with plans also including a large landscaped urban plaza featuring unique children’s play space and art elements, al fresco dining, end-of-trip cycling facilities and a central event space. |

Construction of the P-12 Good News Lutheran College is now underway. Stage 1 work will consist of the foundation classrooms, playgrounds, sportsgrounds and associated carparking. The school is anticipated to open in Term 1 of 2025 with enrolments now open for foundation classes. Council is continuing to progress masterplanning for the future Mambourin Community Centre which is proposed to include kindergarten rooms, maternal and child health services, community meeting rooms, a library and a performing arts centre. Based on the current timeline the first stage of the centre is anticipated to open in 2026, subject to Council delivery. |

Civil construction is complete on the first four commercial sites on Black Forest Road with building works for the commercial sites on Black Forest Road due to commence over the next three months. Aspire Childcare will be the first, with work due to start in April. Civil works are ongoing for the main infrastructure of the Town Centre road network and future development sites. These works are expected to be completed late this year. As construction progresses, please be aware that there may be minor disruptions to traffic on Black Forest Road. Intersection works are anticipated to be complete by mid 2024. |

Stage 19 park |
We’re very close to finishing our third village park, located on Shillings Rd in Stage 19 of Mambourin. The park is on track to be finished by next month or May. The large 8000sqm park will feature a great range of adventure play options and open space areas including swings, a hill slide, climbable bouldering play, and an architectural ropes course, as well as a picnic shelter, sculptures, walking trails and a nature play BOBITS garden (bits of the bush in the suburbs). |

Maintenance of the public facilities and garbage collection at Barrabool Boulevard Park are the responsibility of Wyndham City Council and they have a new portal through which you can ask any questions or raise concerns: https://wyndham.custhelp.com/. Council is also now responsible for maintenance of the park itself. Maintenance of the adjoining wetlands will be the responsibility of Frasers Property until they are handed over to Council in mid 2024. |
Ison Road Rail Overpass |

Construction has now started on the Ison Road Rail Overpass Bridge in Werribee. This bridge will extend across the Melbourne-Geelong Railway line, south towards Browns Road, connecting with a section of Ison Road to be constructed by Wyndham City Council. The overpass is vital to providing a direct link from Ison Road to the Princes Freeway. Piling works began in January and are expected to continue until June while trucks have begun delivering 80 Olympic swimming pools worth of fill to create the ramps on either side. Note that there’s a reduced speed limit of 40km/h on Bulban Rd between Ison and Galvin roads, Galvin Rd, Browns Rd and a section of Alfred Rd while this work is going on. Landscape nature strip works have been completed and it is residents’ responsibility to ensure their ongoing maintenance, including replacing areas damaged by home building activity. Frasers Property will continue to monitor key boulevards to ensure a high level of presentation is maintained in the community. |
