Quarterly Update - December 2023

Dear residents and community members,

Last month we welcomed the latest Mambourin residents to their new community with our final Meet the Neighbour event of the year. It was a great way for new residents to make connections and find out what’s happening around their new homes.

Another way to meet and socialise with your community is by coming along to our bi-monthly Food Truck Friday events. They’re held on the second Friday of each month at the Club Mambourin residents’ club and include a wide range of cuisines for a stress-free Friday night family dinner.

In response to community feedback, we’ve now installed bollard lighting along the eastern side of the playground in Barrabool Boulevard Park.

In terms of construction, we’re expecting work on the commercial sites along Black Forest Rd to begin early in 2024. This gateway to our community will include a childcare centre, and fuel and fast-food outlets.

We’re also continuing with the civil construction work on the main roads within the Mambourin Town Centre that will connect to Black Forest Rd, Barrabool Boulevard and Plane Avenue. These roads are expected to be completed next year and will provide access to the Mambourin Marketplace and future medium density sites.

Earthworks for the building pad of $50 million shopping centre, to be known as Mambourin Marketplace, are now complete ahead of construction work beginning on a precinct that’s set to include a supermarket, medical services, pharmacy and 25 specialty stores ranging from fresh food grocers to large restaurants, cafes and more.

This work is set to start early next year with opening estimated in mid 2025.

Earthworks for the major retail precinct in the Mambourin Town Centre are now complete, with construction of Mambourin Marketplace set to begin next year for an expected 2025 completion.

The $50 million shopping centre is proposed to include a supermarket, medical precinct, pharmacy and 25 specialty stores ranging from fresh food grocers to large restaurants, cafes and more.

Mambourin Marketplace will be an industry leading 5 Star Green Star building, with plans also including a large landscaped urban plaza featuring unique children’s play space and art elements, al fresco dining, end-of-trip cycling facilities and a central event space.

P-12 Private School

Good News Lutheran College

Masterplanning for the P-12 Good News Lutheran College is now well underway with plans to include an initial offer of Prep-Year 6 with additional year levels added as the school grows.

Council Community Centre

Wyndham City Council

Council is continuing to progress masterplanning for the future Mambourin Community Centre which is proposed to include kindergarten rooms, maternal and child health services, community meeting rooms, a library and a performing arts centre.

Based on the current timeline the first stage of the centre is anticipated to open in 2026, subject to Council delivery.

Town Centre Development

Civil construction is complete on the first four commercial sites on Black Forest Road with building works anticipated to follow in early 2024. These sites will include a childcare centre, petrol station and fast-food providers.

Civil works are ongoing for the main infrastructure of the Town Centre road network and future development sites. These works are expected to be completed in 2024.

As construction progresses, please be aware that there may be minor disruptions to traffic on Black Forest Road. Intersection works are anticipated to be complete by early 2024.

Town Homes Precinct

We’re expecting to launch the town homes precinct within the Mambourin Town Centre early in the new year.

Located in a prime position opposite the wetlands and Barrabool Park, the exclusive town home precinct will feature around 150 homes. These two-storey architect-designed homes will provide a contemporary, low maintenance opportunity to live in the heart of the Mambourin Town Centre.

There have been no recent updates on the potential future railway station identified by the Victorian Government on the Regional Rail Link, located within the Mambourin Town Centre.

Community Amenity

Stage 19 park

We’re continuing to work on our third village park, located in Stage 19 of Mambourin. Following delays caused by the discovery of rock, we now expect to complete the park by April/May of next year.

The large 8000sqm park will feature a great range of adventure play options and open space areas including swings, a hill slide, climbable bouldering play, and an architectural ropes course, as well as a picnic shelter, sculptures, walking trails and a nature play BOBITS garden (bits of the bush in the suburbs).

Maintenance of the public facilities and garbage collection at Barrabool Boulevard Park are the responsibility of Wyndham City Council and they have a new portal through which you can ask any questions or raise concerns: https://wyndham.custhelp.com/.

Council is also now responsible for maintenance of the park itself. Maintenance of the adjoining wetlands will be the responsibility of Frasers Property until they are handed over to Council in early 2024.

Following resident feedback requesting additional lighting around the playground, we are pleased to advise that we have now successfully installed the additional bollard lights along the eastern side of the playground precinct.

Ison Road Rail Overpass

Victorian Government

Construction has now started on the Ison Road Rail Overpass Bridge in Werribee. This bridge will extend across the Melbourne-Geelong Railway line, south towards Browns Road, connecting with a section of Ison Road to be constructed by Wyndham City Council.

The overpass is vital to providing a direct link from Ison Road to the Princes Freeway.

Estate Maintenance

Landscape nature strip works have been completed and it is residents’ responsibility to ensure their ongoing maintenance, including replacing areas damaged by home building activity.

Frasers Property will continue to monitor key boulevards to ensure a high level of presentation is maintained in the community.
