Mambourin Quarterly Update - June 2024

Dear residents and community members,

We have had a busy start to the year and some exciting updates to share with you.

Ground has officially been broken at the Good News Lutheran College Mambourin.

Mambourin students are currently undertaking classes at the Tarneit campus while the Mambourin facilities are being constructed, with on-site classes set to commence in Term 1, 2025. The Mambourin campus will introduce year level classes on a phased basis. Current Grade 2 students marked the construction milestone by planting some inaugural native shrubs, a symbolic gesture of growth and anticipation for the campus’ opening.

In another boost to educational options at Mambourin, construction has also commenced on the Aspire Childcare centre within the Black Forest Road gateway commercial precinct. The new childcare centre is also set to open in 2025 and will cater to children from 6 weeks to 6 years of age.

In other exciting news for the Mambourin community, we are also about ready to open Mambourin’s third park and playground, Shillings Road Park. The last hurdle is a Council audit although they have just advised we can open to the public by the end of June and we are planning an official opening, hopefully in August.

The new 8000 square metre park will join Barrabool Park and Heidelberg Avenue Park as popular places for the entire family.

On the retail front, we are currently finalising documentation with a preferred builder for the Mambourin Marketplace shopping centre and planning to start construction in the next few months.

Our next Developer Update will be held on Sunday, July 7 between 10am and 12pm in the Little Growling Café. The Update is an opportunity to learn about everything happening at Mambourin and our new sister community, Mambourin Green. There will be free light catering and coffee on offer and some fun activities for the kids. Emails will be coming out shortly.

With the wintry weather upon us and not as many people venturing out, Food Truck Fridays will pause through Winter. The plan is to recommence on Friday September 13.

Town Centre Components

Mambourin Marketplace

Frasers Property Australia

We now have a preferred builder for Mambourin Marketplace and are in the final stages of the paperwork. The plan is to commence construction over the next few months with a construction period expected to take approximately 18 months.

Mambourin Marketplace will be an industry leading 5 Star Green Star building, with plans also including a large landscaped urban plaza featuring unique children’s play space and art elements, al fresco dining, end-of-trip cycling facilities and a central event space.

P-12 Private School

Good News Lutheran College

Construction of the P-12 Good News Lutheran College is now underway. Stage 1 work will consist of the foundation classrooms, playgrounds, sportsgrounds and associated carparking.

Council Community Centre

Wyndham City Council

Council is progressing masterplanning for the future Mambourin Community Centre which is proposed to include kindergarten rooms, maternal and child health services, community meeting rooms and a library.

Based on the current timeline the first stage of the centre is anticipated to open in 2026, subject to Council delivery.

Town Centre Development

Frasers Property Australia

With civil works for the first four commercial sites on Black Forest Road now complete, civil works are continuing for the main infrastructure of the Town Centre road network and future development sites. These works are expected to be completed late this year.

As construction progresses, please be aware that there may be minor disruptions to traffic on Black Forest Road. Intersection works are anticipated to be complete by August 2024.

Train Station

Victorian Government (Rail Projects Victoria, Major Transport Infrastructure Authority)

There have been no recent updates on the potential future railway station identified by the Victorian Government on the Regional Rail Link, located within the Mambourin Town Centre.

Community Amenity

Shillings Road Park

 

Shillings Road Park (Stage 19 Park) works are now complete. Council’s final audit is underway although they have approved opening to the public in the last week of June. Our plan is for an official opening in August.

The large 8000sqm park features an impressive range of adventure play options and open space areas including swings, a hill slide, climbable bouldering play, and an architectural ropes course, as well as a picnic shelter, sculptures, walking trails and a nature play BOBITS garden (bits of the bush in the suburbs).

Security

 

In response to concerns raised in May about security issues Frasers Property instigated a patrol service for the Mambourin community for a three-month period.

The ongoing provision of this service will be discussed among residents at the July 10 Annual General Manager where the Owners Corporation will discuss its continuation.

Victorian Police will also be holding a “Coffee with a Cop” session later in the year. The event will provide residents with an opportunity to meet their local police officers, ask questions and learn more about community safety issues.

Barrabool Boulevard Park and Wetlands

Maintenance of the public facilities and garbage collection at Barrabool Boulevard Park are the responsibility of Wyndham City Council and they have a new portal through which you can ask any questions or raise concerns: https://wyndham.custhelp.com/

Council is also responsible for maintenance of the park itself. Maintenance of the adjoining wetlands will be the responsibility of Frasers Property until they are handed over to Council in mid 2024.

Ison Road Rail Overpass

Victorian Government

Construction is underway on the Ison Road Rail Overpass Bridge in Werribee. This bridge will extend across the Melbourne-Geelong Railway line, south towards Browns Road, connecting with a section of Ison Road to be constructed by Wyndham City Council.

The overpass is vital to providing a direct link from Ison Road to the Princes Freeway.

Estate Maintenance

Frasers Property Australia and Wyndham City Council

Landscape nature strip works have been completed and it is residents’ responsibility to ensure their ongoing maintenance, including replacing areas damaged by home building activity.

Frasers Property will continue to monitor key boulevards to ensure an elevated level of presentation is maintained in the community.
