Shell Cove Construction Update - Ancora Apartments
Building B & C
The build continues to make great progress with significant activity across all three buildings this month as we see the project getting closer to completion. Building B remains advanced, with all of Frasers Property's quality assurance checks now complete on all levels. Frasers Property and Parkview are diligently working to ensure that valuations and pre-settlement inspections can commence as soon as possible. Additionally, the teams are working hard to finish the last remaining elements in common areas such as corridors, lift lobbies, and the basement.
We are pleased to report that Building C is also progressing well. Our first round of quality assurance inspections is complete in all apartments. Trades are now applying the last finishing touches to ensure your apartment is completed to a high quality standard. Similar to Building B, the common areas in Building C are nearing completion.
Externally, the garden beds, fencing, and the sandstone retaining wall on the wetlands side of Buildings B and C are nearing completion. The pool has received its final layer of waterproofing, and tiling is expected to be completed by the end of July.
Building A
This month there has been significant progress across all levels and finishing trades, including joinery, flooring, stone benchtops, and painting. Once balcony tiling and the initial cleans are completed on Level 1, the most advanced of the four floors, Frasers Property will begin the first round of quality assurance inspections in early July. Quality assurance inspections for the other floors are scheduled to follow shortly after.
The scaffold has now been removed unveiling the exterior and views from the apartments, with external works of Building A also progressing well. Planter boxes have been waterproofed and filled with soil, with painting scheduled for completion within the month. Additionally, external footpaths and stairs leading to the ground floor lobby and apartment balconies are on track to be finished soon.
Settlement Update
We anticipate settlements to occur from September 2024.
The below table outlines more detailed information on forecasted timings for when key milestones are anticipated to occur in the lead up to construction completing for each building, as well as forecasted timings to prepare for settlement of your apartment.
These forecasted timings will continue to be reviewed as construction nears completion and we get closer to preparing your apartment for settlement.
