Important information for owners

Your home may contain shared walls and structural walls. These areas have been designed in accordance with the building regulations to provide fire protection and acoustic resistance from the other residences.

These areas of your home require particular attention when considering any penetrations, modifications or alterations to walls, this is to ensure that these areas, that are vital that the integrity of the building, remain uncompromised throughout the life of the building.

All penetrations, modifications of alterations to these surfaces in any way must be carried out in accordance with the requirements of the building regulations and Owners Corporation rules.

It is recommended that before commencement of any work you contact the Owners Corporation, and you inform tradesmen of the building regulations and restrictions.

Failure to abide by the above instructions may lead to rendering null and void the building insurance policy of your home.

Warranties

For all warranties to remain valid, it is imperative the Owners’ Corporation, and the individual owners ensure the maintenance requirements are fulfilled.

The timely notification of suspected defective building work is also important. This will reduce the potential for further damage and provide Frasers Property with the opportunity to rectify the damage before it progresses. If Frasers Property is denied the opportunity to rectify damage when it is first discovered then responsibility for rectification will rest with the individual owner or the Owners’ Corporation, as appropriate.

Be aware that paper towels, sanitary items, baby wipes, anti-bacterial wipes, makeup tissues, nappies and napkins do not disintegrate when flushed down toilets and can cause blockages. Frasers Property and the respective builders will not be responsible for blockages that result from owners and tenants misuse.

Reporting Defects and Concerns

Prior to Settlement you, or your authorised representative, undertook a pre-settlement inspection at which any defects or unfinished work was carefully recorded, and Frasers Property (on behalf of the builder) undertook to resolve these issues promptly.

After Settlement, any subsequent issues should be reported to your dedicated Customer Care team via the myFrasersProperty app.
