Important update about your upcoming settlement at MAC Residences
The team at Frasers Property look forward to keeping you updated as construction progresses and preparing you for the settlement of your new home.
The first settlements will now be occurring from the second half of January 2024.
This change is due to a postponement in connecting the building to the local electricity network by Ausgrid, a Statutory Authority. The team have explored all options to mitigate this delay, however due to the time of year, we are unable conduct settlements before the holiday closures.
We apologise for any inconvenience this may cause. The team are deeply committed and will work with you and your solicitors and financial provider to ensure a smooth process to settle your new home when ready. In the meantime, read on for important tips and information to help you prepare for settlement of your new home.
Prepare your finance approval
Consult your bank or financial lender to prepare your loan approval, and contact your legal representative if you require a copy of your contract or the deposit receipts for your loan application.
If you are settling through a loan, you’ll need unconditional approval from your lender and a signed final loan contract. This contract will need to be finalised early enough for your bank to be ready before settlement.
Get your property valued
Some lenders or banks may require a valuation of your property to assess its value.
Valuation appointments will now commence from early November and be available up until settlement. At an appropriate time, you will be sent booking instructions to pass on to your financial provider.
Inspect your future home
A pre-settlement inspection allows you to inspect your future property to investigate its quality and note any defects or issues that need to be rectified before settlement. You can also take this opportunity to take any measurements you need to help furnish your home.
Inspections will now commence from early November and run throughout December. You will receive instructions on how to book your inspection prior.
If you can’t attend your pre-settlement inspection, you can nominate someone else to conduct it on your behalf. Just let the Customer Care team know.
Get ready for settlement
Once the title is registered and the property has received a Certificate of Occupancy, we can confirm your settlement date. Your legal representative will receive formal notice of settlement as per the notice period defined in your contract of sale, and they can then book a settlement date with us.
