Berwick Waters – Quarterly Update March 2025

11 March 2025
Berwick Waters

Dear residents and community members,

Welcome to the first project update for 2025.

The end of last year was all about new road connections. The section of Honour Avenue in front of our sales centre opened to traffic just before Christmas, as did the all-important Bells Road extension, connecting Soldiers Road to Bells Road.

It’s worth noting that this new section of road has a temporary speed limit of 40kmh as construction continues and mobile speed cameras have been seen in the area enforcing this.

The final aspects of what will be our landmark Treewalk Park are now being completed. With the main structural elements now in place, the finishing touches include turfing, planting and installation of flooring to the treewalk structure and the basketball and netball rings. We expect you’ll be hearing the sounds of kids playing at Treewalk Park in April.

Our two new schools – Turrun Primary School and Wulerrp Secondary College – both opened on schedule in January. Wulerrp welcomed its initial cohort of 220 Year Seven students while Turrun opened its doors to 160 Prep to Year Six students, with more enrolling every week.

Work on the City of Casey’s Springleaf Avenue Recreational Reserve (interim name) is cracking on after construction began in November, with the two ovals (cricket and AFL), two netball courts, cricket nets, community pavilion, walking paths, public art, playground and landscaping expected to be ready for use for summer 2026.

There’s a link in the table below where you can see the plans and stay up to date on progress.

Right across the road from the reserve, our display village now comprises 33 homes, with a further three set to open this year.

In terms of our wetlands construction, we’ve been keeping up the pressure on Melbourne Water to provide us with the necessary licences for us to get started. While we don’t have anything concrete to report, we’re hopeful we’re moving forward in what has been a frustrating process.

We hope you and your family enjoyed the holiday period and look forward to reporting more progress throughout 2025.

As usual if you have any questions or queries feel free to contact our Customer Care Team on 13 38 38.

New road upgrade to connect Soldiers Road to Bells Road (Bells Road Extension)

Frasers Property Australia

The section of Bells Road connecting through to Soldiers Road opened to the public just before Christmas.

Bear in mind reduced speed limits of 40kmh apply under the current traffic management plan and mobile speed cameras have been spotted enforcing this limit.

New road connection – Honour Avenue through to Riverstone Boulevard and Macumba Drive

Frasers Property Australia

This second road connection also opened just before Christmas. The speed limit on this section of road is 50kmh.

New road connection – Honour Avenue from Macumba Drive to Soldiers Road

Frasers Property Australia, Mondous Property Australia and Circa Estate/City of Casey

Frasers Property’s part of this new road connection was completed in July 2023, and Mondous Property is well underway on their section, with completion now expected within weeks.

The third and final section of the road is the responsibility of Circa Estate.

We have been advised by Council that Circa have now finalised their agreement with gas authority, APA, who need to recoat the nearby gas pipeline before Circa begins work.

We’re advised Circa’s early estimate for completion of their works is between Q4 this year and Q1 2026.

Radiant and Crosswater Boulevards

Frasers Property Australia

Work is continuing on these two new north/south access routes with completion still expected by Q3 this year.

Once complete Radiant Boulevard, through Stage 16, will allow a north-south connection between Grices Rd and Thompsons Rd, travelling on Riverstone Bvd, Radiant Bvd and Laker Bvd.

The completion of Crosswater Bvd through Stage 9 will also provide an additional north-south connection between Grices Rd and Thompsons Rd by travelling on Macumba Drive and Crosswater Bvd.

Upper Banks & Promenade Village and Emerald Bend wetlands

Frasers Property Australia

While we don’t have anything concrete to report on our ongoing issue with receiving the access licences we need from Melbourne Water to begin work on the Upper Banks and Stage 14 wetlands, we’re confident we’re making progress.

We’ve escalated our communications with Melbourne Water in an attempt to move this process forward quickly and are hopeful we will have something to share in our next update.

College Green Conservation Reserve

Frasers Property Australia

The College Green Conservation Reserve is also awaiting a Melbourne Water access licence. Once again, we’ve kept the pressure up. After receiving the licence we’ll ask our contractor for a delivery schedule to share with our customers.

Sporting ovals (located at Springleaf Avenue between Waterfront and Heritage Hill precincts)

City of Casey

As you may have seen, construction is well and truly underway on this important community facility. Works began in November last year with an expected completion date of the summer of 2026 for the two ovals (AFL and cricket), netball courts, community pavilion, cricket nets, walking paths, playground and public art.

See the plans and keep up with progress HERE on the City of Casey’s website.

Primary and secondary schools

Victorian Government (Department of Education and Training Victoria/Victorian School Building Authority (VSBA))

Both Turrun Primary School and Wulerrp Secondary College opened on schedule for Term One in January.

Turrun Primary welcomed 160 Prep to Year Six students, with more enrolments coming weekly, while 220 Year Seven students became the first cohort to begin at Wulerrp Secondary.

The Waterside Centre
(next to McDonalds)

Mondous Property Australia

Mondous Property continue working with their new leasing agent to attract new tenants to the Waterside Centre.

As new tenants sign up for leases we’ll update the community.

Mondous Island Wetlands

Mondous Property Australia

Since our last update City of Casey have approved the landscape masterplan for the Mondous Island Wetland Reserve area and the below interim early works have been completed on site.

The works completed include construction of:

  • short pedestrian links at the north and south of the new vehicle bridge;
  • a pedestrian path on the eastern side of the wetland, creating a connection from Elland Road to Honour Avenue

The pedestrian boardwalk along Berwick-Cranbourne Road and all of the remaining planned works within the wetland reserve have been tendered together with an award to a landscape contractor expected in the next six weeks.

The remaining landscape works in the Mondous Island Wetlands are expected to continue over the next nine to 12 months.

The Town Centre

Mondous Property Australia

As expected the civil works have begun on this part of the site. The major scope within this is the construction of Churchill Boulevard (the main road running through the Town Centre precinct). Churchill Bvd will provide a connection from Honour Avenue to a set of traffic lights on the new section of Bells Rd which opened in December.

The civil works to the Town Centre are expected to be completed by the end of 2025.

Mondous Property continue to work with their leasing agents to attract further tenants to the planned first stage of the Town Centre.

Treewalk Park

Frasers Property

The landmark Treewalk Park is nearing the final weeks of completion and we’re hopeful we’ll be able to open it to kids (and non-kids) in April.

The major structural elements are all in place, with the finishing touches of turfing, planting, treewalk flooring and installation of the basketball and netball rings among the final jobs to be done.
