We sat down with Frasers Property Australia Development Director Jamisen Rivera who has been leading the charge and transforming an old nightclub into the company's first ever Build-to-Rent project, Brunswick & Co.

What is your role at Brunswick & Co.?

As Development Director I oversee the management of construction, design and marketing for this exciting project. No two days are the same and it’s been incredibly rewarding seeing the site evolve, which will only continue to get better with time.

 

Why did Frasers Property choose this site?

Brunswick & Co. is Frasers Property’s first foray into the Build-to-Rent sector, so it was really important for us to select a site that was in a central destination where our future tenants could be steps away from the heart of it all. Fortitude Valley as ‘Queensland’s home of entertainment’ perfectly fit the brief. Brunswick & Co. will match the energy and attraction of this vibrant and thriving precinct while creating a sense of sanctuary to come home to.

It is a real privilege to contribute to the area’s urban regeneration which has already begun with the $500 million Valley Metro redevelopment adjacent to the site.

How will this be different from other Build-to-Rent projects in the market?

Beyond the fantastic location, our private resident amenities span over 1,800sqm and rival those of owner-occupier precincts. We’re challenging the traditional rental stereotype and delivering an approach that is more like living in the world’s friendliest hotel than a traditional no-frills rental.

Exclusive amenities will include a rooftop pool and dog park, outdoor terraces, resident library, cinema and soundproof room ideal for karaoke or podcasts. There will also be a cocktail bar, dining and entertainment areas, generous co-working office spaces, fitness centre and treatment room.

The building will be carbon neutral at operation through providing a mixture of on-site solar PV and 100% off-site renewable power through Frasers Property’s own licenced energy retailing business, Real Utilities, at no extra cost to residents.

Unlike traditional rentals, you can bring your own pet or paint on the wall of your apartment. We are revolutionising renting and creating opportunities for tenants to personalise and curate their own lifestyles without the stigma, judgement and compromise that is seen so often in the market.

 

Who are you targeting as potential tenants?

At Brunswick & Co. we envision our residents to be urbanities who want to live their best life, but that’s not to say there won’t be residents outside this demographic of course! Essentially our tenants will want to curate their own lifestyle on their own terms.

They value the energy of Fortitude Valley and want to feel like they’re living the best of both worlds. Yes they will be on the doorstep of amazing entertainment experiences, yet they’ll appreciate the sanctuary of home in our peaceful environment.

Personal wellbeing and social connection will be a focus for them too so we must create a welcoming oasis to immerse in and deliver those community moments that feel memorable and authentic.

 

What are you most excited about seeing when the project is finished?

It’s a tough one! There are so many beautiful elements that we’ve incorporated into the design – from unique sustainable features to special lighting considerations – and I can’t wait to reveal more details when we’re closer to opening.

If I had to say one thing right now though, it would be our public art contribution, which we are working with Urban Art Projects (UAP) on. The Curatorial Vision for these works has been tailored specifically to this site, through both discovery art and sculptural attachments.

I am really looking forward to finalising the artist procurement and seeing this artwork installed at completion.
